In a heated Sellers Market, home inspections may be waived in an effort to give the Buyers a bidding advantage. While Canadian Residential emphasizes the value of a home inspection prior to a purchasing decision; we are aware of the challenges presented in this market and for those Buyers we offer an alternate service that may be beneficial to Buyers if a home inspection condition is not possible.
A Walk-Through Consultation with one of our highly trained home inspection professionals can be performed during a home viewing and scheduled at short notice. You can also book an inspector for the whole day if you are viewing multiple properties in the same day and the distance between properties is not too great.
Your Consultant will walk though the interior and exterior of a property with the Buyer in the time allotted, and verbally share our observations, concerns and insights in the limited timeframe provided, generally 30 minutes to no more than an hour. We may or may not use additional technology based on concerns and time available.
This service is in no way a replacement for a home inspection. Although your Consultant is a home inspector, we will not be following any standards of practice and all observations will be made verbally. There is no written report provided and we encourage Clients to take notes.
We highly recommend having a home inspection performed if conditions allow. If you are unable to include a home inspection condition in your offer we recommend, scheduling a home inspection service as soon as possible after, to provide the best assessment of the propety and any required repairs.
